Report maintenance

Tell us what needs fixing, any time, and add photos if you can.

Paying your rent

Set up an automatic payment so your rent leaves your account before it's due, and allow for bank processing times.

If you think you might struggle to pay, tell us early. We can often work something out, but only if we know.

Never stop paying rent, even if something is wrong with the property. Tell us about the problem instead.

Rent can only go up once every 12 months, with at least 60 days' written notice.

Something urgent?

If a repair can't wait, call us straight away, day or night.

  • Burst or broken water pipes
  • A blocked or broken toilet, if it's your only one
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious storm damage
  • No power, water, gas or hot water

Inspections

We visit about every 12 weeks to check on the property, and we always give you written notice first.

It's a chance to tell us about anything that needs fixing, too.

Moving out

On a periodic tenancy, give us at least 21 days' written notice. Then work through this list before your final inspection.

  • Oven, stovetop and rangehood filters cleaned
  • Fridge emptied and cleaned, and cupboards wiped inside and out
  • Window sills, tracks and blinds dusted
  • No mould on ceilings, walls or curtains
  • Marks cleaned off walls, doors and light switches
  • Floors vacuumed and mopped
  • Bathroom, shower and toilet cleaned, and plugs in place
  • Lawns mowed, gardens tidy and rubbish taken away
  • Light bulbs and smoke alarms working
  • Every key and remote handed back

Getting your bond back

After you move out we inspect the property and compare it with the entry report.

If everything's in order, you and we sign the bond refund form, and Tenancy Services pays the bond into your bank account.

If there's something to put right, we'll tell you in writing. Sorting it quickly speeds up your refund.
